With the rise of e-commerce, retail’s loss has been industrial’s advantage, although it’s certainly not a one-to-one replacement. The CMBS market is immediately responsive. When the market turned bearish on retail property, the contribution on retail properties into CMBS conduits declined. When the market become more receptive to industrial properties, the contribution from that sector increased.
